Buying a home under a short sale can get you a great buy. Lenders will agree to accept less than what is owed which allows some really good buys in this dismal market. Realtors are not real fond of short sales because they are very time consuming, many deals I have been involved with have taken 30-60 days to hear about an offer.

But, it can be worth it...FHA will accept 88% of the appraised value under their terms, conventional lenders will take off $50,000 of an existing lien. You need a Realtor that rally knows this end of the business, and I am happy to say I have closed over 30 short sales in the last few years.
